Nilay360 (“we,” “us,” “our”) is a real estate platform operated by NILAY360 SERVICES PRIVATE LIMITED, based in Hyderabad, India, accessible via our website (nilay360.com) and our mobile application (collectively, the “Service”). This policy explains what information we collect, why we collect it, and how it’s handled.

1. Information We Collect

Information you give us directly

When you create an account or use the Service, we collect:

• Phone number — required to sign in via OTP (One-Time Password)
• Email address — collected during Google Sign-In, or optionally added to your profile
• Name and city — collected to complete your profile after signing in
• Property listing details — if you list a property, including photos, price, location, and description
• Inquiry messages — if you contact a seller or agent through the platform

Information collected automatically

• Usage data — pages visited, features used, general interaction patterns (via analytics)
• Device and technical information — browser type, device type, general diagnostic information (via error monitoring)

Information we do not collect

• Location data— Nilay360 does not currently request or access your device’s precise location.

2. How We Use Your Information

We use the information collected to:

• Create and manage your account
• Verify your identity during sign-in (via OTP or Google Sign-In)
• Display your profile and listings to other users, where applicable
• Connect buyers/renters with sellers and agents through inquiries
• Send transactional notifications (e.g., inquiry confirmations, listing status updates)
• Monitor and improve the performance and reliability of the Service
• Understand how the Service is used, in aggregate, to guide improvements

We do not sell your personal information to third parties.

Enquiries, callbacks and marketing

When you submit an enquiry on the Platform — for example a property or project enquiry, a callback request, a site-visit booking, an NRI consultation request, a message to an agent or a contact-form message — we store the details you provide (such as your name, phone number, email address, city, budget and message) so that our team, and where relevant the listing owner or agent, can follow up on that enquiry. We keep this record because you asked us to contact you; you do not need to give separate consent for us to reply to your enquiry. Your enquiry (name, phone, message) is shared with the owner or agent of that listing so they can contact you.

Marketing is optional. Only if you tick “Also send me new projects and offers” will we send you information about new projects and offers. We record the date you opted in and the version of the notice you saw. You can withdraw this at any time by writing to contact@nilay360.com, and it never affects how we handle your enquiry.

To understand which of our pages and advertising bring enquiries, each enquiry also stores how you first reached the Platform (the page you landed on, the referring website, and any campaign tags or ad click identifiers in that link), a random id for your visit, the page you submitted from, your device type, a shortened browser description and an approximate city derived from your IP address. We do not store your IP address itself — only a one-way, keyed code used to limit repeated submissions. This information is used only for follow-up, fraud prevention and to measure our marketing.

Measurement and advertising tools.For every visitor, from the first page you open, we use the Meta Pixel, Google Ads, Google Analytics 4 and PostHog to measure our adverts and understand how the site is used. They record pages you view, listings you open (their Property ID and price), searches on our homepage, taps on call / WhatsApp buttons, enquiries and sign-ups, together with your IP address, device and browser, and they set their own cookies. A notice bar at the bottom of the page tells you about this; pressing “OK” only hides the bar.

What we send to Meta from our server. When you send an enquiry or create an account, our server also reports that event to Meta (the Meta Conversions API) with the email address and phone number you entered in that form or on your own account— only as an irreversible SHA-256 code, never in readable form — plus a coded version of your account id if you are signed in. When you tap a call / WhatsApp button we report just that event. Each report also carries your IP address, browser type, the page address, Meta’s cookie ids and the ad click id if you came from a Meta advert. Google Ads receives that an enquiry happened and its type. We never send another person’s details, such as a property owner’s contact information.

How to opt out. Block or delete cookies in your browser settings, or email contact@nilay360.com to ask us to stop sending your details to Meta and Google, or to delete the information we hold about you. Our Cookies & Tracking page lists each tool and what it collects.

3. Third-Party Service Providers

Nilay360 relies on a small number of specialist service providers to operate. Each has access only to the specific data needed to perform its function:

We do not permit these providers to use your data for their own independent purposes beyond providing their service to us.

4. Data Sharing

We share your information only:

• With the third-party service providers listed above, strictly to operate the Service
• With a seller or agent, if you submit an inquiry about their listing (your name and contact details are shared so they can respond to you)
• When you're signed in and view a listing, Nilay360 and selected partner agents for that listing may see your name and contact details to assist you.
• If required by law, regulation, or a valid legal request

We do not sell, rent, or trade your personal information to advertisers or data brokers.

5. Data Retention

We retain your account information for as long as your account remains active. If you delete your account, we will delete or anonymize your personal information within a reasonable timeframe, except where we are required to retain certain records for legal or regulatory purposes.

6. Your Rights

You have the right to:

• Access the personal information we hold about you
• Correct inaccurate information via your profile settings
• Delete your account and associated personal data
• Ask questions about how your data is used

7. Data Security

We take reasonable technical and organizational measures to protect your information, including:

• Encrypted data transmission (HTTPS) across the entire Service
• Row-level database security restricting who can access which data
• Restricted internal access to production systems

No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

8. Children’s Privacy

Nilay360 is intended for users who are at least 18 years old. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us so we can remove it.

9. International Data Storage

Some of our service providers (listed in Section 3) may store or process data on servers located outside India. We take steps to ensure these providers maintain appropriate data protection standards.

10. Changes to This Policy

We may update this policy from time to time. If we make material changes, we will update the “Last updated” date above. Continued use of the Service after changes take effect constitutes acceptance of the updated policy.
